AI Infrastructure Leasing Shifts Toward Existing Powered Sites

Summary
SBA Communications and Mapletree Industrial Trust say AI inference tenants are leasing already-powered towers and older data centers as new capacity waits on power.
AI inference is moving into existing, already-powered sites. Between October 27 and November 2, 2026, Mapletree Industrial Trust (MAPIF) and SBA Communications (SBAC) each said on results calls that AI inference customers are leasing space in their older data centers and tower sites, because new data-center capacity is slow to secure power, permits and construction.
Why small inference deployments are turning to existing sites
AI inference means running an already-trained model to answer real user requests, such as answering a question or generating an image, and the business rewards getting capacity online quickly. Until now, most AI compute demand has gone to large new data-center campuses. SBA Communications CEO Brendan Cavanagh said on the company's third-quarter call that the traditional data-center industry faces challenges around power availability, permitting and long construction timelines [1]. Inference deployments are also much smaller. He said deployments at tower sites are typically 200 to 300 kilowatts, with some facilities at a megawatt or slightly more [1]. SBA says its tower sites already have power, fiber and security in place, are zoned, and often have existing shelters or ground space that can be put to use right away [1]. For a customer that needs a few hundred kilowatts and wants to go live fast, a ready site can beat waiting in line for a new campus, so any owner of powered existing facilities could see this kind of lease.
Two landlords signed inference leases on very different terms
Mapletree Industrial Trust's change comes from vacant data centers in North America. On its October 27 results briefing, the trust said it re-let its Alpharetta data center on a 15.5-year lease and leased up its San Jose data center on a 5.3-year lease, with both leases addressing emerging AI inference demand [2]. The cost was rent 10% to 30% below the prior leases, plus rent-free periods of 9 months at Alpharetta and 3 months at San Jose [2]. Management said the lower rents secure occupancy and exposure to AI inference demand; North American occupancy stands at 79.1% [2].
SBA Communications has moved from trials to live sites. In April 2026, management said it had done a very small number of deployments and that some were "almost trial in nature" [3]. In August, the company estimated that about half of its US tower portfolio would be well suited to these uses [4]. On November 2, SBA said it has several edge sites up and running with a handful of companies building distributed AI inference capacity, and that neoclouds, cloud providers that rent out GPU compute, are the primary users [1]. The company said incremental capital remains minimal because the deployments use vacant space and excess power at its towers, and that the immediate revenue contribution will be modest [1].
The two companies own different kinds of assets and have no relationship with each other, yet in the same week they described the same type of tenant. That supports the view that AI inference demand has started to reach existing sites that had no AI tenants before. The economics differ: Mapletree traded lower rent for occupancy, while SBA added rent with almost no new spending.
Ready power becomes a bargaining chip for existing sites
The shift gives owners of ready power and land a new customer group. Neoclouds that lease small blocks and spread them across many sites can get online faster than they could by waiting for a large campus. SBA management said the accumulation of many small deployments can add up to meaningful contributions and called the economics "very attractive" [1]. Pricing still depends on the asset. Mapletree's previously vacant data centers needed lower rents and rent-free periods to attract tenants. SBA's tower sites need little new investment, so returns may be good even if each lease brings in little revenue.
The view has clear limits. On its February 2026 call, SBA acknowledged that edge computing had been discussed for a decade without much real demand, and said only that it was starting to see more indicators recently [5]. Neither company has disclosed specific revenue from this business. Next checks: whether SBA starts disclosing edge site counts or revenue separately, and whether Mapletree's North American occupancy keeps recovering from 79.1%.
Companies exposed to this shift
- American Tower (AMT): Also owns a large base of towers and edge sites. Management said the first megawatt at its first Raleigh edge facility is leased and the second is almost fully leased [6]. Whether its tower sites draw the same inference tenants as SBA, and at what scale, remains to be verified.
- Digital Realty (DLR): Operates colocation data centers with denser network connections. Its third-quarter 0-1 MW plus interconnection bookings exceeded $150 million, up 80% year over year, with cash re-leasing spreads of about 12% [7]. That offers a comparison for whether better-located, better-connected existing assets can earn higher rents from the same small-scale demand.
- Uniti Group (UNIT): Supplies fiber connecting data centers, towers and small cells. Management said distributing inference to the edge requires fiber to these sites [8], but no revenue can yet be attributed to this demand.

"Brendan Cavanagh (President and Chief Executive Officer): We have several Edge sites up and running with a handful of different companies building out distributed AI inference capacity. So far, the incremental capital remains minimal as these edge deployments use vacant space and excess power at our tower. It is still early and the immediate revenue contribution will be modest, but the economics are very attractive and the opportunity for much greater scale across our portfolio of US towers is real."
