Equinix (EQIX) Q3 2026 Earnings: Record Bookings Turn Into Revenue

Summary
Equinix grew MRR 11% in Q3 2026 on record $533 million bookings and 12% higher new-deal pricing, raised AFFO per share guidance, but free cash flow stays negative.
Equinix (EQIX) Q3 2026 earnings, released on October 28, 2026 through an 8-K press release and the earnings call, came in ahead of the company's prior guidance and strengthen the growth case for the data center operator[1][2]. Four operating questions were open going into the quarter: whether record bookings would convert into billed revenue, whether a surge in new interconnections would lift interconnection revenue, whether the adjusted EBITDA margin could hold near 51% once one-time xScale fees dropped out, and whether AFFO (adjusted funds from operations) per share could keep pace with guidance while the company borrows to expand. The third quarter answered the first and fourth questions in the affirmative. Interconnection revenue accelerated slightly while net additions fell, and the margin beat guidance mainly because of cost control. Overall, growth now comes from both volume and price, while the funding gap from expansion is still filled with new debt.
Equinix is the world's largest network-neutral data center operator and is organized as a real estate investment trust (REIT). At the end of 2025 it ran 280 data centers across 77 markets[3]. Customers rent cabinets and power (colocation) and connect directly to cloud providers and network carriers inside the same facilities (interconnection). More than 90% of revenue is billed monthly on a recurring basis, under contracts that generally run one to five years[4].
Record bookings are converting into revenue, and pricing adds growth
Monthly recurring revenue (MRR) grew 11% year over year on a normalized and constant currency basis in the third quarter, the top of the company's earlier 9%-11% guidance[2][5]. As-reported recurring revenues were $2.442 billion, up 10.2% year over year[1]. Total revenue fell sequentially to $2.571 billion because non-recurring revenues dropped from $248 million to $129 million as the second quarter's one-time xScale fees did not repeat[1].
Demand and conversion improved together. Annualized gross bookings, which cover new contracts expected to start billing within 90 days, reached $533 million, up 35% year over year, compared with $424 million and 23% growth in the second quarter[1][6]. On the call, management said net billed cabinets rose by 5,700, compared with about 4,100 per quarter in the first half, and churn fell to 1.7%[2]. These figures show bookings converting into revenue on schedule rather than piling up while customers wait for new capacity.
Pricing has started to contribute to growth. Management said retail colocation supply is tight, new-deal pricing rose 12% year over year in the quarter, and renewals are also being repriced; customers moving in averaged 7 kW per cabinet versus 5 kW for those leaving[2]. The company raised full-year revenue guidance by $100 million to $10.325-$10.365 billion and expects fourth-quarter MRR growth of 10%-11%[1][2]. Higher pricing mainly applies to new contracts so far, and its effect on the installed base will take several renewal cycles; management also said low churn partly reflects renewal timing[2].
AFFO per share keeps rising during the buildout, with debt filling the cash gap
AFFO per share was $11.64 in the third quarter, up 18% year over year[1]. That figure includes a one-time fee from the atNorth joint venture transaction, which management said contributes $31 million to full-year AFFO; excluding it, AFFO per share was about $11.33[1][2]. The company raised full-year AFFO per share guidance from $42.69-$43.29 to $43.71-$44.11, with $0.54 of the increase coming from the underlying business[1].
AFFO per share kept rising during the buildout because the gain in operating profit exceeded the rise in interest costs. Third-quarter adjusted EBITDA rose $173 million year over year, while net interest expense rose only $42 million[1]. The company expects to deliver more than 13,000 cabinets in the fourth quarter, with more than 20% already pre-sold, and expects full-year retail capacity to exceed its initial plan by nearly 40%; one project in Dubai was delayed and other projects were moved forward in its place[2].
Cash generation remains the constraint. Purchases of property, plant and equipment totaled $4.392 billion in the first nine months, adjusted free cash flow was negative $567 million, and the company made $1.153 billion of equity investments, mostly in atNorth[1]. Senior notes principal rose from $18.359 billion at the end of 2025 to $22.820 billion, and management cited net leverage of 4.1 times[1][2].
Conclusion
The quarter strengthens the growth case: bookings, billed cabinets and low churn all delivered, and pricing means growth no longer depends only on new capacity. Profit conversion improved but leaned on the cost side, with an adjusted EBITDA margin of 51.4%, up 1.8 percentage points year over year, while the cash gross margin stayed around 68%[1][2]. The company expects the fourth-quarter margin to fall to 49%-50% because of seasonal spending[1][2]. The next report will show whether fourth-quarter MRR holds at the top of guidance, whether the 13,000-plus cabinets arrive on time and begin billing, whether the margin stays within guidance, and whether full-year AFFO per share reaches the top of the guided range.
