Rocket Companies (RKT) Q3 2026 earnings: volume falls, share and margin rise

Summary
Rocket Companies Q3 2026 rate lock volume fell about 17.6%, but purchase and refinance share rose, the direct margin hit 4.31% and adjusted EBITDA margin rose to 29%.
Rocket Companies (RKT) Q3 2026 earnings showed a sharper-than-expected decline in mortgage origination volume, but market share, per-loan profit, servicing fees and cost control held up profit. The company reported results for the third quarter of 2026 through its earnings press release and conference call on October 29, 2026 [1][2].
Earlier research on the company focused on three questions: whether Rocket could protect both market share and per-loan profit as rates rose, whether servicing fees could stay above $1 billion a quarter, and whether the $400 million in Mr. Cooper expense synergies would show up in the expense line. In the third quarter, origination volume fell more than expected while market share and the direct-to-consumer margin rose. Servicing fees stayed above $1 billion, although the share of refinance closings that came from existing servicing clients was not disclosed. Total expenses came in below guidance, and full delivery of the synergies depends on the fourth quarter. The basic relationships in the business have not changed, but origination volume now shrinks faster when rates rise, and profit depends more on product mix, servicing fees and cost cuts.
Rocket Companies is the largest US mortgage originator by loan units and the largest mortgage servicer. It lends through three channels, Direct to Consumer, the Rocket Pro broker channel and correspondent purchases, and earns gain on sale revenue when it sells the loans [3]. The company also collects servicing fees on about $2.0 trillion of loans, or 9.1 million loans, and recaptures refinance demand from those clients as new loans [1].
Origination volume and gain on sale fell more than expected as rates rose
Third-quarter origination volume and gain on sale revenue both fell sharply. Net rate lock volume excluding correspondent, meaning the dollar amount of loans whose rates borrowers locked, was $30.4 billion, down about 17.6% from $36.885 billion in the second quarter. Rocket Pro locks fell from $10.885 billion to $8.2 billion [1][4]. Gain on sale of loans, net, was $1,028 million, down about 14.7% from $1,205 million in the second quarter, and $726 million of that was the fair value of newly originated mortgage servicing rights [1][4].
A shrinking market was the main cause of the volume decline. In the second quarter, management assumed mortgage rates of about 6.8%; the call summary says rates rose to 7.3% [5][2]. The company said its purchase and refinance market shares rose both quarter over quarter and year over year. The call summary puts those shares at about 6.5% and 15.5%, compared with 6.2% and 14.3% in the second quarter [1][2][6].
Direct-to-consumer margin rose, while the broker channel kept shrinking
The Direct to Consumer gain on sale margin was 4.31%, up from 4.13% in the second quarter, so the share gains did not come from price cuts [1][4]. Management attributed the increase to a higher mix of home equity loans and cash-out refinances, and to pricing discipline as competitors pulled back. The company did not disclose how much each factor contributed [2]. The Rocket Pro gain on sale margin was 0.70%, flat with 0.69% in the second quarter. The company extended its Compass pricing credit through the end of 2026, but the channel's volume still shrank [1][4].
Servicing fees held the revenue floor and expenses beat guidance
Servicing fee income was $1,032 million, down about 3.2% from $1,066 million in the second quarter, and above $1 billion for a second straight quarter [1][4]. In the quarter, the company sold mortgage servicing rights on $23 billion of unpaid principal balance for $379 million in cash and kept subservicing on nearly 70% of them [1]. Recapture on the legacy Mr. Cooper portfolio reached 60%, close to the 65% target [2].
Lower expenses offset most of the revenue decline. Total expenses were $2,326 million, below the guidance midpoint of about $2.35 billion and about $177 million lower than in the second quarter [1][5][4]. Management said $300 million of Mr. Cooper synergies had been realized, with the remaining $100 million coming in the fourth quarter [2]. General and administrative expenses only edged down from $568 million to $559 million, so the synergies have shown up only modestly outside commissions [1][4]. Adjusted EBITDA was $748 million, a 29% margin, up from 28% in the second quarter [2].
Conclusion
The quarter shows that Rocket's origination volume still contracts sharply when rates rise, but market share, direct-to-consumer per-loan profit, servicing fees and cost cuts offset most of the impact. Adjusted revenue of $2,574 million landed inside the company's $2.5 billion to $2.7 billion guidance range [1][6]. GAAP net income of $709 million included roughly $710 million of pre-tax gains from fair value changes in mortgage servicing rights, which is not recurring profit. Much of gain on sale revenue was also non-cash servicing rights, and total liquidity was $11.4 billion at quarter end [1]. The company guided fourth-quarter adjusted revenue to $2.1 billion to $2.3 billion, said refinance activity would fall by nearly half, and guided core expenses down to about $1.85 billion [1][2]. Whether market share and the direct-to-consumer margin hold, and whether the synergies are fully delivered, will decide whether this conclusion lasts. The market share figures come from the call summary, and the third-quarter 10-Q was not yet available.
